Telos Capital Group

Hotels with a purpose worth capitalizing.

We buy boutique and independent hotels, and run them ourselves. Places worth staying in, kept that way on purpose.

01 / What we do

Telos buys hotels worth staying in: boutique and independent properties with a reason to exist. And we run the ones we own. Not through a management company at arm's length: we hire the staff, hold the keys, and answer for the guest experience.

That distinction matters. Our underwriting is informed by years spent running properties, and our operating decisions by an owner's economics. It also means we say no to deals that only work on a spreadsheet, however good the story.

We build positions one hotel at a time, alongside a small group of investors who see every deal before they fund it. We are not building a platform. We are building a collection of places we are proud to hand you the key to.

A boutique hotel courtyard firepit at dusk, lounge chairs and string lights glowing

The product is the evening.

02 / Where we work

Three regions. Nothing else.

Three regions we know from the street, not the spreadsheet. And nothing else. We turn down the rest of the world, because we will not buy a hotel we could not run ourselves.

A lakeside resort lodge in the American Midwest at golden hour, windows glowing

North America

Drive-to leisure, lake and mountain markets across the US Midwest and Northeast, and independent properties held by families now facing succession. Deals come through multi-generational owner families and the regional attorneys and bankers who advise them.

A white-washed Mediterranean boutique hotel on a Southern European coastline at golden hour

Southern Europe

A competed market, and we do not try to outspend it. We source through local ownership relationships rather than through brokers, principally a family network across the Mediterranean built over two decades.

An African lodge terrace at dusk, lanterns glowing above a distant city skyline

Africa

Deep domestic demand that survives currency cycles. We structure for currency exposure at entry: hard-currency revenue streams, indexed leases, disciplined repatriation mechanics, rather than wishing it away.

A courtyard dinner table set with candles and wine glasses at golden hour

Dinner in the courtyard.

03 / Two doors

For investors

Own a piece of a hotel you can actually stay in. We syndicate one acquisition at a time. You see the property, the plan, and the numbers before you commit a dollar.

How it works

For owners and brokers

If you own or represent a hotel with a reason to exist, send it. We answer within five business days, and we say no quickly when the answer is no.
